Section 1: Introduction and Loading

This section introduces the plan reviewer to the structural layout of wall framing systems and their role is supporting loading. You will learn how to interpret wall framing layouts on construction documents and distinguish between wall types based on location and loading characteristics. Emphasis is placed on recognizing bearing versus nonbearing walls and verifying that wall framing configurations shown on plans align with the expected load path.

Section 2: Bearing and Non Bearing Walls

This section focuses on the detailed code requirements governing bearing and nonbearing wall construction. Plan reviewers will learn how to verify compliance for sawn lumber and wall sheathing standards, evaluate stud height limitations, and confirm proper top plate and cripple wall framing. The review process will also include evaluating wall sheathing requirements and identifying common compliance issues that arise during document review.

Section 3: Headers

Headers play a critical role in transferring loads around wall openings, and this section teaches reviewers how to evaluate their proper use. You will learn how to review header sizing and placement, verify the required trimmer studs, and confirm the presence of full-height studs adjacent to headers. The emphasis is on recognizing incomplete or incorrect header framing details and ensuring that load transfer requirements are properly addressed on plans.

Section 4: Foundations and Stem Walls

This section introduces the plan review considerations associated with foundation and stem wall construction. Reviewers will learn how to evaluate concrete foundation details, including reinforcement placement, concrete specifications, and dimensional requirements. The goal is to develop the ability to systematically review foundation drawings and confirm that required structural and material provisions are clearly documented and code-compliant. We will also look at clearances and setbacks of buildings located adjacent ascending and descending slopes. Finally, we will look at requirements of protection from frost.

Section 5: Foundation Walls (and Retaining Wall Concepts)

This section explores the code terminology and construction requirements associated with foundation walls and retaining walls. Plan reviewers will learn how to distinguish between these wall types and verify compliance with construction requirements, including waterproofing and damp-proofing provisions. Special attention is given to identifying conditions where additional protection measures are required and ensuring those requirements are properly reflected in the plans.

Section 6: Protection of Lumber Against Decay

Durability provisions are a critical part of structural review, and this section provides a comprehensive look at protecting wood framing from decay. Plan reviewers will learn how to evaluate locations where preservative-treated lumber or moisture protection is required. In addition to IRC provisions, this section draws from supporting technical references that inform the code including the American Wood Protection Association (AWPA), helping reviewers better understand the intent behind durability requirements and how to apply them in real-world plan review.

Section 7: Plan Check Example on Walls, Foundations and Foundation Walls

This section brings the review process together through a practical, real-world example. You will walk through a full plan review scenario where we will focus of walls including headers, foundations and foundation walls. We will identify code compliance issues directly from construction documents. The building plans are provided as downloadable resources, allowing you to follow the process step by step and develop confidence in applying IRC requirements during actual plan review.
